Domestic householder

Members of the public may encounter protected species living in their property.  Bats are the most common species found in houses.  Most are seasonal visitors, forming maternity roosts during the summer months for breeding purposes.  Once breeding has finished in October the bats tend to leave the property, returning again the following spring.  However, sometimes a few bats stay over winter, hibernating in crevices or under slates in cooler parts of buildings.

Other protected species may find their way into property too, including the pine marten.

Scottish Natural Heritage (SNH) will happily advise you on what to do if you have concerns or issues with any protected species found in your property.  Please contact your local Area Office for advice.  It is very important to contact SNH first if you are planning any works on your property (e.g. roof-repairs, building alteration or maintenance, demolition), or if you want to get rid of unwanted bat colonies.  Staff can provide advice on survey requirements, mitigation techniques to minimise harm to the animals concerned etc. and any licensing needs.
